For Black Saddle, Northern Colorado centers on the northern Front Range and nearby plains communities, including the broader Fort Collins, Loveland and Greeley areas.
Depending on where you look, the region can include established neighborhoods, newer communities, acreage, horse property, agricultural ground and more rural settings.
I like approaching Northern Colorado by first deciding how connected—or how spread out—you want everyday life to feel.

Denver Metro covers Colorado's largest urban area and the communities surrounding it along the central Front Range.
The property conversation can change considerably as you move from the city into surrounding suburbs and then toward the outer edges of the metro area.
For buyers, the question often becomes how they want to balance home, commute, space and access to the rest of Colorado.
Boulder County stretches from plains communities into the foothills and mountain areas west of the urban corridor.
That creates a wide range of property settings within one county—from neighborhoods and towns to acreage and mountain property.
Because land use and property conditions can change considerably across the county, I would rather evaluate the exact property and jurisdiction than make broad assumptions based on the Boulder name alone.
Black Saddle uses “Colorado Foothills” as a broad lifestyle and geographic category for communities where the Front Range plains begin rising into the mountains.
Foothill properties can feel surprisingly removed from the metro area while still being connected to Front Range communities.
Terrain, access, elevation, wildfire considerations, wells, septic and road maintenance can become increasingly important questions as the landscape changes.
“Mountain Communities” is a broad Black Saddle category rather than one legal or MLS-defined region.
It represents the many Colorado communities where elevation, terrain and mountain access shape everyday property ownership.
A mountain home can be an incredible fit for the right buyer, but I want to think beyond the view: road access, snow, utilities, water, septic, terrain and emergency access can all become part of the property conversation.
Colorado Springs and surrounding El Paso County sit along the southern Front Range.
The broader area includes urban and suburban communities along with more rural and plains settings farther from the city.
Buyers can encounter very different property types and land conditions across the county, so I prefer to start with lifestyle and location goals rather than treating the entire region as one market.
Colorado's Eastern Plains stretch east from the Front Range into broad prairie and agricultural landscapes.
Properties here can involve substantially more land and longer distances between communities and services than buyers may be used to along the urban corridor.
When looking east, access, water, agricultural use, utilities and the practical realities of managing larger acreage become especially important parts of the conversation.
Colorado's Western Slope refers broadly to the part of the state west of the Continental Divide.
It includes an enormous range of landscapes—from mountain valleys and ranch country to high-desert terrain and agricultural areas.
Because the region is so varied, “Western Slope” is best used as a starting point. The individual community, county, elevation, water situation and property itself tell us far more than the regional label alone.
